Overview
The Rentalizer Agent is an advanced research assistant built directly into Rentalizer to help you make better short-term rental investment decisions—faster.
Instead of manually piecing together data from multiple tools or sources, the Rentalizer Agent analyzes the property, market, and comparable listings for you and surfaces the most important insights in one place. It helps answer questions like:
Will this property succeed as a short-term rental?
What are the latest regulations and HOA restrictions?
What do guests say about nearby comparable properties?
How competitive is this market?
Which are the must-have amenities for this property?
What the Rentalizer Agent Does
At its core, the Rentalizer Agent enhances your Rentalizer analysis by combining data collection, modeling, and interpretation into a single workflow.
The Rentalizer Agent analyzes your property, the surrounding market, and real-world listing data to generate a complete investment view—organized into the key sections you see in Rentalizer.
1. Builds a Complete Property & Market Dataset
The Rentalizer Agent starts by gathering and synthesizing data from multiple sources, including:
Property listing platforms like Zillow, Homes.com, and Realtor. If the property is currently for sale, Rentalizer Agent will gather everything about its listing.
Public datasets such as census data
AirDNA-powered short-term rental performance data
It then analyzes the subject property’s:
Location
Size and layout
Amenities, features, and potential red flags.
This forms the foundation for everything that follows.
2. Creates a Smarter Comparable Property Set (New Comps)
The Rentalizer Agent identifies and re-ranks comparable properties using similarity and performance—not just proximity. Each comp includes:
A “how this is similar” explanation
A similarity score relative to your property
Key performance metrics like revenue and occupancy
This helps you understand not just what the comps are—but why they are a good match for your subject property.
3. Generates Revenue Projections
The Rentalizer Agent then forecasts how much the property can generate over time, including:
Average monthly revenue
Average daily rate (ADR)
Monthly seasonality (visualized in a chart)
It does this by:
Leveraging performance data from the new comparable listings
Adjusting for seasonality, demand patterns, and property features
Modeling occupancy and pricing over time.
You're also able to use the financial calculator to enter in operating expenses, taxes, management fees, and more to understand your ultimate cap rate.
This results in a dynamic, market-backed revenue estimate—not a static guess.
4. Analyzes Guest Reviews & Generates Guest Insights
The Rentalizer Agent reads and analyzes thousands of guest reviews from similar properties to understand:
What guests love
What they dislike
How they describe the location
If there are any safety concerns or outliers noted by guests.
It then translates this into:
Likely guest types (families, couples, groups, business travelers)
Recommended amenities — i.e., "adding a fire pit in the backyard would enhance outdoor entertaining, and could justify higher nightly rates."
Booking motivations
Property-market fit
This gives you a clearer picture of who your customer is and why they book.
5. Evaluates Market Performance, Competitiveness, Demand Drivers, and Events
The Rentalizer Agent analyzes the broader market to understand:
Market Overview and demand drivers.
Here the agent researches why guests tend to visit this market, and which demand drivers are the reasons for visitation. It will assign badges to each market such as Lake, Airport, National Parks, Arts & Culture, and more.
Top nearby events
Which nearby events are worth knowing about as a short-term rental host in this market? Is there a music festival happening each year I should know about? Here the agent will research both past and upcoming events and assign each of them an impact score.
Seasonality patterns
Can I expect to earn my revenue throughout the year? Or will i earn most of it during peak season? Here the agent will pull from AirDNA seasonality data to surface insights right within the report.
Host competitiveness, which is an index of the following attributes:
Professionally managed: what percentage of the nearby listings are managed by professional property managers, versus individual hosts?
Dynamic pricing: what percentage of nearby listings are actively changing their rates in accordance with demand? If this is low, it presents a solid opportunity.
Supply: How many similar-sized listings are within a 0.5-mile (800km) radius?
Average rating: Do nearby listings all have stellar 5-star ratings, or are they underperforming?
Booking Patterns
Here the agent researches nuances in the booking patterns of the market to help you answer questions like:
What is the average length of stay?
How far in advance do guests tend to book?
Which platforms do I need to be listed on in order maximize my bookings?
6. Surfaces Regulations & Operational Risks
The Rentalizer Agent analyzes local laws and property-level constraints to help you quickly assess if you can operate a short-term rental—and how risky it may be. It helps you quickly understand both legal feasibility and real-world risk before investing.
What each field means:
STR Approval Status: Whether STRs are generally allowed, plus a risk level (Low–High) based on regulation and enforcement.
Jurisdiction: The city/county/state governing the rules.
STR Definition: How the area defines a short-term rental (e.g., under 30 nights).
New STRs Allowed: Whether new permits are being issued, including possible zoning or building restrictions.
Regulatory Trend: Direction of policy (more restrictive, stable, or loosening).
HOA Presence: Whether an HOA exists—these can override city rules.
HOA Fee: Any known recurring HOA cost.
Notes (HOA & Deed Restrictions): Flags potential hidden restrictions like CC&Rs—always worth verifying.
Note: Regulation insights are generated using third-party data and AI and may not be complete or up to date.
