How to Use MarketMinder's Rates Page

Knowing how listings were historically priced is arguably the best way to gauge the performance of a market. With MarketMinder’s Rates page, you can see ADR information five years into the past, with expanded filters covering the types of properties, and pricing tiers for those properties, giving you the best tools to research your market. 

Expanded Filters

To make our data even more relevant to your use case, we have expanded our filters in MarketMinder, now taking into account the type of property, how many bedrooms & bathrooms it has, whether a listing is professionally managed, and how it was rated by guests.

Pricing Tiers

Using tiers to categorize historical ADR performance allows you to narrow down the figures to properties that you think are most relevant to your own. These tiers segment the market into different price points; Budget, Economy, Midscale, Upscale, and Luxury. Using these tiers will allow you to understand the types of properties that have been popular historically in the market, which can give you insight into the type of guests that visit your chosen market.

How do we Define These Tiers?

The price tiers are made up of every listing in the chosen market that received at least one booking in the previous year and order them based on their ADR performance from lowest to highest. We then separate them into five evenly numbered segment. So if a market has 100 listings for example, each segment would have 20 listings, split by their historical ADR. 

Comprehensive Historical Data 

The Rates page shows the past five years of historical market performance data, which allows you to gain more insight into your market by understanding how ADR has changed over time.You can also choose the timescale from monthly, weekly and daily, which will dictate how far back the data set shown will be; monthly will show the last five years, weekly the previous three years, and daily the last year of ADR figures.

Data Exporting

You are able to export data from the Rates page, allows you to analyze the figures in more detail, share information with clients, and build comprehensive estimates and forecasts.
