AirDNA’s data is collected from Airbnb, Vrbo, and Booking.com. We have been gathering data from Airbnb and Vrbo globally since 2015, and from Booking.com since 2019. Booking.com data was added to the AirDNA platform in June 2026, expanding the coverage of short-term rental performance across all major OTAs.
Scraped data is our primary source of data. Our models scrape data from the public pages on Airbnb, Vrbo and Booking.com every day. We analyze every listing across these three platforms, collecting data on daily pricing, calendar availability, and host information, including ratings and reviews, images and much more. Additionally, property managers and hosts from 100k+ properties worldwide share real reservation data with us. This 100% verified data is used as a quality-control layer, continuously validating and fine-tuning our analyzed data to maintain accuracy at scale.
Our matching sub-model identifies properties listed across multiple platforms, eliminating duplicates and ensuring clean, accurate counts. The reservation algorithm distinguishes guest bookings from host-blocked days, so occupancy reflects what’s actually being booked, not just what’s unavailable.
How to analyze Airbnb, Vrbo and Booking.com data on our platform?
When you open any market or submarket, the Revenue, ADR, Occupancy Rate, and Active Listings metrics are displayed using combined data from Airbnb and Vrbo by default.
In the Listings tab under the Research section, the pie chart shows the distribution of listings that received at least one booking in the past 12 months. It highlights what percentage of those listings are listed on Airbnb only, Vrbo only, Booking.com only, or across multiple channels.
Use the OTA toggle on the right side to view a detailed breakdown for each channel. For example, selecting Airbnb displays the percentage of booked listings based on their channel distribution—whether they were listed exclusively on Airbnb, on both Airbnb and Vrbo, on Airbnb and Booking.com, or across all three channels.
In the example below, 15.1% of booked listings were listed exclusively on Airbnb, 60.0% were listed on both Airbnb and Vrbo, and 14.6% were listed on all 3 OTAs.
Note that channel filters do not apply to this dataset. However, all other filters will update the data displayed in the pie chart.
How to apply channel filters and Booking.com data?
At the top of the platform screen, you’ll see a row of filter options. Select All Filters at the end of this row to open the complete list of available filtering options.
Scroll to the bottom of the filters to find Listing channel. By default, Airbnb and Vrbo are selected, meaning all data shown in the platform is based on listings from these two channels.
If you select Booking, Booking.com data will be included in the platform, and metrics will reflect all three OTAs. Choosing ‘Show homes listed on any of’ will show properties listed on the channels you have selected.
Please note that Booking.com–exclusive listings only have data available from March 2025 onward. As a result, including this channel may affect year-over-year trend comparisons.
To view properties listed exclusively on a single channel, select the preferred OTA—for example, Airbnb. In the dropdown menu, choose 'Show homes listed only on Airbnb', then click Apply.
To view only Booking.com listings, select Booking, then choose Listed only on Booking, and click Apply.
All of the data shown will now be for the filtered channel. For example, if you select ‘only show listings from Booking’, all of the properties shown are only listed on booking.com
This is indicated by the small OTA icon displayed on the properties in the tile view, as well as on the main photo when you click on a property and open up the STR Listing Overview.
