After you have connected your listing we will generate a Comp Set of up to 100 similar listings that AirDNA has identified as your competitors. These listings are identified based on how close they are geographically to your property and how similar they are in bedroom, bathroom, and guest counts.
The accuracy of the comparable listing is represented by the Match Score.
The lowest Match Score you will see is 70. What makes a ‘good’ Match Score depends on the availability of comparable listings in your area.
If you are in a city with a large number of short-term rentals, you’ll likely have a lot of high Match Score properties to choose from. If your property is more rural with fewer comparable listings, you may have more average Match Scores to choose from.
You can personalise your Comp Set by selecting or deselecting properties using the checkbox on the right. We suggest only selecting the most comparable listings to your own and deselecting any that are not a good match.
You can click on the individual listings to see more details about them, study the photos and deep dive into their performance. If you click on the Airbnb or VRBO logo it will open a pop-up window to the respective site.
Click on the filter to show comps based on distance, amenities, ratings and reviews.
For example, if you have a mature listing you would want to make a Comp Set that also contains well-established listings. You can apply a filter to only show listings with a high number of reviews and ratings.
If your listing is near a local attraction you can narrow the distance filter to only focus on competitors situated nearby.
You can also refine your Comp Set by using the amenity filter to display listings that either include or exclude certain features. For example, in some seasonal markets, having a hot tub might be popular, so you can compare to properties that include or exclude hot tubs.
Saving a personalized Comp Set is a powerful step that will give you accurate data to benchmark your property against in the Performance Dashboard and generate AirDNA’s data-driven competitive rates in Dynamic Pricing.
