Comp Sets

Comp Sets is a custom feature that allows you to build your own robust set of competitor listings or listings of interest that you want to analyze. In this tool, you can use our recommended comps as a starting point or build your own Comp Sets from scratch. You can create as many sets as you like, with up to 100 comps in each.

To create a custom set of competitors, click on the Comp Sets in the top-right corner of the platform next to your name initials.

Click on Create First Comp Set, and you’ll be prompted to give your Comp Set a name so that it’s easily identifiable when you save it and return to it later.

You can choose to build your own custom competitor list or use the recommended selection generated by our algorithm. The recommended comps are nearby properties in a 10-mile or 15-kilometer radius with similar bedrooms, bathrooms, and guest counts.

Creating a custom Comp Set is perfect if you're familiar with your market and already have some competitor listings in mind.

AirDNA’s Recommended Comps

If you want to choose AirDNA’s recommended Comp Set, click Start with AirDNA Comps.

Then, enter the full property address, including the zip code (for US addresses) or area code, into the search bar. You will also need configure the bedroom, bathroom, and guest counts here.

Once you’ve selected the property address and characteristics, the map view will appear on the right side of the screen, while your Comp Set (My Comps) will be displayed on the left. This list shows all available comps you can add. To remove any listings that aren’t a good fit, just click the trash icon next to the listing.

At the top of My Comps, you'll find aggregate metrics for all the comps in the set. These include the total number of comps, along with the Average Revenue, Occupancy Rate, and Average Daily Rate (ADR).

You can add new comps to your Comp Set from the Available Comps table below. The Revenue, Occupancy Rate, and Average Daily Rate (ADR) performance over the last twelve months, plus the bedroom count and days available, are displayed in the columns to help you evaluate if they are a good match and have performed similarly to your listing.

Click on the plus icon (+) button to add comps to the My Comps list.

The map view allows you to freely explore the market and identify available comps. It’s especially helpful if you already have specific properties in mind or are familiar with certain streets, neighborhoods, or tourist areas you’d like to focus on and analyze.

When you hover over a pink property dot on the map, it will display a property card with a snapshot of its performance. If you want to see the listing in more detail, simply click on it to open the full listing modal view. Clicking the Airbnb or Vrbo logos will open the listing in a new tab on their respective sites. Any properties you have selected will appear as blue dots on the map.

Create your own Comp Set

To build your own custom Comp Set from scratch, click on Create Custom Comps, then give your Comp Set a name so it can be saved and easily identifiable for future use.

Choose Select Your Own Comps and click continue.

Type the name of the Market or Submarket where you want to build your Comp Set and select it from the drop-down list.

Now you can begin adding competitor listings to the My Comps table on the upper left. The available comps to choose from are displayed in the Available Comps table and as pink dots on the map. Just click on the plus icon (+) to add them to your My Comps table.

Click on the direction icon to open the map zooming function and direction controls.

Use filters to narrow down the available listings and focus on the ones that are important to you. The Core Attributes let you filter by key property features, such as the number of bedrooms and bathrooms, guest accommodation, and building type.

Performance filters allow you to refine listings by criteria such as Price Tier (link here), Days Available, Reviews, Ratings, and more. This allows you to tailor your Comp Set to fit your specific goals. For example, if you're building a Comp Set of established listings in a certain area, you might filter by a higher number of reviews, ratings, and availability.

If you're looking for competitor listings with certain amenities, the amenities filter allows you to include or exclude specific features. For instance, if your property includes a pool or air conditioning, you’ll likely want to compare it with listings that offer those same amenities.

To add a listing to your My Comps table, simply click the plus (+) icon next to the listing in the Available Comps tab, or on the map, you can hover over the pink dots to view a property card that includes a performance snapshot. This allows you to quickly assess whether the listing is a relevant comp.

Once you add a listing, the property dot on the map will turn blue, making it easy to visually identify which listings have been added to your comp set. You can also select or deselect My Comps or Available listings to be displayed on the map using the small legend at the bottom.

With a Pro subscription, you can save the Comp Sets directly to your dashboard. From there, you can manage your saved sets and also view their aggregated performance metrics.
