A Comp Set is a set of listings from your market that have a similar style and characteristics to your own. Creating and maintaining a robust Comp Set is a key part of your short-term rental (STR) strategy, as it allows you to analyze your direct competitors' performance and assess how your listing stacks up against theirs.
Once your Airbnb listing is connected to your account, you'll be able to view the Comp Set generated by our algorithm. This Comp Set includes comparable listings that AirDNA has identified as your competitors, selected based on their proximity to your property and similarities in the number of bedrooms, bathrooms, and guest capacity.
To view your Comp Set, go to your My Listings dashboard and click on Manage Comp Set.
This will take you to the Comp Sets screen. By default, the listings shown in the My Comps table are those that AirDNA has determined to be the closest matches to your property.
With a paid subscription, you can customize your Comp Set by adding new comparable listings from the Available Comps table below or by exploring directly on the map.
The map view is helpful if you're familiar with the areas where certain comps are located, or if your property is near a popular attraction or landmark.
To help you assess whether a listing is a strong match and performs similarly to yours, the table includes key metrics such as Revenue, Occupancy Rate, and Average Daily Rate (ADR) over the past 12 months, along with bedroom count and number of days available.
Use filters to narrow down the available listings and focus on the ones that are important to you. The Core Attributes let you filter by key property features, such as the number of bedrooms and bathrooms, guest accommodation, and building type.
Performance filters let you refine listings based on criteria like Price Tier, Days Available, Number of Reviews, Ratings, and more. This helps you narrow down the listings to those that closely align with your own property's performance.
For instance, if your listing is well-established with high ratings and numerous reviews, you’ll likely want to compare it to similar high-performing listings.
If you're looking for competitor listings with certain amenities, the amenities filter allows you to include or exclude specific features. For example, if your property includes a pool or air conditioning, you’ll likely want to compare it with listings that offer those same amenities.
To add a listing to your My Comps table, simply click the plus (+) icon next to the listing in the Available Comps tab, or on the map, you can hover over the pink dots to view a property card that includes a performance snapshot. This allows you to quickly assess whether the listing is a relevant comp.
Once you add a listing, the property dot on the map will turn blue, making it easy to visually identify which listings have been added to your comp set. You can also select or deselect My Comps or Available listings to be displayed on the map using the small legend at the bottom.
Once you've customized your Comp Set, you'll see an indicator colored in violet confirming that a custom set is now being used for your listing. To keep these changes, be sure to save the Comp Set.
If you want to revert back to the original AirDNA-recommended comps, you can do so at any time by clicking the refresh button.
Saving a customized Comp Set is a powerful play that provides valuable insights to benchmark your property in the Performance Dashboard and enables data-driven competitive pricing on your AirDNA calendar.
