The Performance Dashboard in your Host Tools allows you to compare your listing’s future performance against your direct competitors and the broader market where your property is located.

In the first panel (pictured below), you can view the performance of your listing using key metrics such as Revenue, ADR (Average Daily Rate) Occupancy, and Average Booking Lead Time.

Revenue refers to the total amount of money your listing is expected to generate over future days. ADR is the average daily rate at which your listing is priced. Occupancy represents the number of booked days out of the total available days, and Booking Lead Time is how far in advance bookings are being made.

Using the first drop-down in the top right corner you can filter the time frame to show your performance over the next 30, 90, or 180 days. The second drop-down will give you the option to compare your listing to your Comp Set or your Market.

Your performance is displayed below each metric, and a comparison to the average of your Comp Set is shown as positive or negative. This provides valuable insight into areas where you are outperforming your comps or where improvement may be needed

For example, below, we can see that my listing is underperforming compared to my Comp Set by -15% in Occupancy. To improve this metric, You may want to focus on securing more bookings. We will cover how to use the data to achieve more bookings in the charts section.

Below this panel is the Comp Set

Your Comp Set is a list of up to 100 comparable short-term rentals in your market that AirDNA has identified as your competitors. These listings are identified based on how close they are geographically to your property and how similar they are in bedroom, bathroom, and guest counts. You can filter the comps by distance, amenities, ratings, and reviews to ensure you are comparing to listings that closely match your own. To ensure we’re showing you the most suitable comps, the Comp Set will regularly update when competitors enter or leave your market. We recommend going into your Comp Set to select the listings that closely resemble your property and remove any that aren’t a good match.

Additionally, each Comp displays its performance in key metrics. You can click on the individual comp to be taken to its listing page to further deep dive and study the photos. If you click on the Airbnb and VRBO logo displayed on the photo this will open a pop-up window to the listing on their website.

Demand chart

This chart displays data on Occupancy, as well as your rates and those of your Comp Set. The data points here show whether your listing is booked or available on a particular day, the median booked rate from your Comp Set, and your listing’s rate on any day over the next 6 months.

If your listing is available on a particular date the bar is colored white and if your listing is booked it is light purple. The Median Booked rate is represented as a pink line and My Listing Rate is dark blue.

The data in this chart can help you assess overall performance and adjust your strategy. For example, if on one of the days, your listing is available but not booked and your Comp Set Occupancy is high, you may want to take a look at your listing’s rate and the Median Booked Rate in case you are priced too high to bring the price more in line with your competitors.

Rates chart

This provides a visual understanding of how your future rates compare to your Comp Set. It puts your rates alongside your competitors' available and booked rates, as well as the suggested Rates from AirDNA.

This data can be used to optimize your listing, for example, if you are not receiving bookings on certain dates you may want to review what prices your competitors were booked at and increase or decrease your rates accordingly. Or if your comps are booked at a higher rate than your available days on certain dates, you may want to consider raising your rates on those days to maximize revenue.

Booking Lead Time chart

Here you can see how far in advance your Comp Set and your own listing are being booked for future days. This will give an insight into whether your competitors are being booked further in advance than your listing or vice versa. Correlating booking trends with your rates and your Comp Sets’ rates may suggest whether you should raise or lower your rates to improve your booking lead time.

The Performance Dashboard offers valuable tools for analyzing and comparing your listing’s performance against competing properties your potential guests may also consider booking. This gives you a competitive edge to make informed, data-driven decisions for your strategy.
