Performance Dashboard
The Performance Dashboard in the 'My Listings' section allows you to compare your listing’s future performance against your direct competitors and the broader market where your property is located.
In the first panel (pictured below), you can view your listing's performance using key metrics such as Revenue, ADR (Average Daily Rate), Occupancy, Average Booking Lead Time and Review score.
Revenue refers to the total amount of money your listing is expected to generate over the future days. ADR is the average daily rate at which your listing is priced. Occupancy represents the number of booked days out of the total available days, and Booking Lead Time is how far in advance bookings are being made.
Using the drop-down at the top of the screen, you can filter the date range to show your performance over the next 30 to 180 days, the upcoming 11 months with the ‘Next Year’ option, or set a custom time frame. The Data Set drop-down will give you the option to compare your listing to your Comp Set, Market or Submarket.
Your performance is displayed below each metric, and a comparison to the average of your Comp Set is shown as positive or negative. This provides valuable insight into areas where you are outperforming your comps or where improvement may be needed
For example, below, we can see that the listing is underperforming compared to the Comp Set by -32.2% in Occupancy. To improve this metric, we may want to focus on securing more bookings. The charts in this section will help you identify opportunities to achieve more bookings.
Demand chart
This chart helps you compare your listing's booking status with your selected comparison group, either your Comp Set, Market, or Submarket, based on the filter you have chosen at the top of the dashboard. It shows whether your listing is booked or available on specific days, along with the total number of booked nights. You can also overlay recent bookings from the past 7 days and view historical booking data from the same day, last year, to track the performance over time.
If your listing is available on a given date, the bar is colored white. If it’s booked, the bar is shaded light green. The chart also includes helpful trend lines: the blue line shows the total number of booked nights, the yellow line displays the booked nights last year in your Market or Submarket, and the pink line reflects recent bookings from the past 7 days. This chart helps give you a visual of future demand and compares it to historical trends.
Rates chart
This chart provides a visual of how your future rates compare to your Comp Set, Market, or Submarket.
The dark grey line on the chart shows your listing's daily rate over time. The light grey shaded area represents the adjustable 25th–90th percentile range of available rates for your selected comparison group (Comp Set, Market, or Submarket). These rates reflect prices for available unbooked days.
You can adjust the percentile range in the Available Rate dropdown menu at the top of the chart. This will help you understand how your pricing compares to similar listings. For instance, if the dark grey line is consistently above the shaded area, it shows that your prices align with the percentile range you have selected.
You can also add AirDNA’s recommended rates, the current year’s median rate, and last year’s median rate to the chart to draw comparisons against your Market and Submarket. These additional data points help you to compare your pricing with broader market trends and historical performance. If you'd like to analyze the data in the charts further, click the Export button to download the information as a CSV file for offline use.
The Performance Dashboard offers valuable tools for analyzing and comparing your listing’s performance against competing properties. This gives you a competitive edge to make informed, data-driven decisions in your STR strategy.
