With the Market Insights section of the platform, you can analyze any short-term rental market worldwide. To get started, click on Find a Market in the left-side navigation panel. This will take you to the country overview page, where you can view all US markets.
To change the country and the currency, click the globe icon in the top-right corner of the screen next to your name initials. Also click the small arrows icon at the bottom of the map to enlarge the map view.
All the markets are displayed on the map and color-coded by Market Score by default. You can change the metric that you're most interested in by clicking on the drop-down.
Choose from Revenue Potential, Yield, Occupancy, Daily Rate, Listing Count, Property Rating, Location Score and Home Price.
Selecting a different metric updates the color-coded heatmap to highlight the high and low value ranges for that metric. For example, in the view below, markets with a high average daily rate are shown in dark yellow.
The Home Price metric applies to For-Sale listings on the platform and color codes properties by price, with higher-priced homes shown in dark pink and lower-priced homes in lighter shades. This is perfect for identifying markets with good investment opportunities.
Yield also applies to For-Sale listings, and the yield heatmap allows you to quickly identify markets within a country that offer strong investment returns. The dark blue indicates the highest yield and the light blue the lowest.
After selecting a market from the map, country overview or by searching the market name in the search bar, the market Overview screen will load up. You can change the map view to the other metrics from the drop-down.
Click Listings on the map to display the listings' locations. The Top Short-term Rentals in the left-side navigation panel will also display listings in the tile view. As you start to zoom in, the listings will automatically update in the tile view to reflect the properties shown on the map.
Clicking on a property pill displays a snapshot of the property’s performance over the past 12 months. If you change the metric from the drop-down, it will adjust the metric shown on the properties. For example, if you switch the metric to Daily Rate, the listings will now be displayed as yellow shaded pills.
Clicking on a property tile or property pill opens the STR listing in a modal, where you can view a historical performance summary for the last twelve months, a forward-looking calendar, the property’s amenities, and its top competitors.
