Connecting your Airbnb listings to AirDNA unlocks the ability to manage your property from AirDNA, allowing you to push rate changes, apply any blocked days, and more. You can also create comp sets and analyze the future performance of your property. This helps you price and benchmark to stay ahead of your competition.

Connecting your property

To connect your listings, click on the My Listings section of the tool and select Connect your listing.

Once you click continue, you will be redirected to Airbnb via a third-party application called Channex. This allows you to manage your Airbnb listings from AirDNA, and you will see the following screen:

Once you click allow your properties will be connected to your AirDNA account, and you can choose which you want to manage:

You now have the ability to not only create comp sets but also manage your property from AirDNA.

Once you have connected to your listing successfully, you will see the above page, you can now use our dynamic pricing tool Smart Rates™, create and manage a list of competitors in your market, and analyze how your property is performing in the next six months. You can also add more properties under the Manage Your Listings section.

Disconnecting your listing from Airbnb (via Channex)

If, for any reason, you want to disconnect the AirDNA to Airbnb connection, you can manage this in Airbnb. You can find more information on how to do this here. Doing this will revert you back to the standard My Listings page.

Connecting your listing using your iCal

You can also connect your Airbnb listing using your iCal link, to do this you need to click add your listing manually on the Manage Listings section.

How to Find Your iCal Link

When a booking is made on a short-term rental (STR) platform like Airbnb or VRBO, the reservation is logged in the listing’s iCalendar or iCal. It is necessary to import this information into AirDNA for us to be able to give rate recommendations based on the previous booking performance and optimize your STR’s pricing strategy.

You can find your iCal link from the Listings Details page in Airbnb:

  1. Go to Calendar

  2. Click Availability on the right side of the page

  3. Click on Airbnb calendar export and copy the iCal

  4. Paste this link into My Listings in AirDNA

After completing these steps, you should see your listing on the My Listings page.

Why Can’t I Verify my Property in AirDNA?

In order to connect your listing to AirDNA, your listing needs to be active on Airbnb. An active listing is one that is available to take bookings on the platform. (At this time, you can only add Airbnb listings to AirDNA.)

If you are getting an error message when adding your property, it could be that your listing is inactive on Airbnb.

To activate your listing on Airbnb:

  1. Go to your Listings in Airbnb and select the listing you want to make active

  2. Go to Listing status and click Edit

  3. Change the Listing status to Listed and click Save

Once you change your status to Listed, it can take up to an hour for this update to be reflected in search results.

Once you have added your listing to AirDNA, you can use our pricing tools, competitor (comp) sets, and more to assist your short-term rental pricing strategy.
