With AirDNA you can manage almost every aspect of your short-term rental listing pricing. From setting prices and availability, to discounts and additional fees for pets.

There are many benefits to connecting your property to AirDNA that make managing your listing simple and easy, in the My Listings section of the tool you can find dynamic pricing, comp sets, and future performance tracking for your connected property.

AirDNA’s pricing tool, Smart Rates™ gives you daily rate recommendations based on your property’s characteristics and market performance.

To push these price recommendations directly to your Airbnb calendar, click the Dynamic Pricing button at the top of the calendar page. These will update the prices in Airbnb from the following day onwards.

You can also adjust rates for specific days by clicking a particular day and choosing the Adjust Price option. Giving you more freedom to adjust your pricing whenever you want. Or for dates your listing may not be available you can block specific days.

In the settings, you can adjust any discounts or additional fees you want to apply for things like longer stays or extra people.

Once you make these changes in AirDNA you won’t be able to adjust them in Airbnb, so any future changes would need to be made in the My Listings section of AirDNA.
