Connecting your Airbnb listing to AirDNA

AirDNA offers two types of listing connections Read Only and Full Connect.

If you use the Read Only option you’ll see our data-driven suggested rates and performance insights on your property, your closest competitors and the market. This connection will not make any changes to your Airbnb account.

If you choose Full Connect, AirDNA will become your property management system for your Airbnb listing, and you'll manage it from the "My Listings" section on our platform. This allows you to control your pricing and availability settings, manually adjust rates, apply discounts, open or block days, and more. You'll also receive performance insights and our suggested rates.

At this time, only Airbnb listings can be connected to AirDNA.

Connecting your property to ‘Read Only’

To connect your listing, click on the ‘My Listings’ button at the top right of the platform. You’ll be prompted to onboard your listing using Uplisting’s Read Only connection.

Read Only is a safe connection made from AirDNA to your Airbnb listing. We will not make any changes to your Airbnb account. AirDNA will only import your listing and will not sync any updates or interfere with existing software.

You’ll need to grant Uplisting permission to view your Airbnb account’s information.

It’s important to note that only the main host account can import a listing to AirDNA, as the connection won't work from a co-host account. Additionally, only one host account can be connected at a time.

Once you have connected using the Read Only connection you’ll see your properties under the ‘My Listings’ on the Home screen.

We recommend building a customized Comp Set of competitor listings. Once this is done, you’ll start receiving valuable forward-looking data in the Performance Dashboard and our data-driven AirDNA rates on your calendar screen.

Making a full connection to your Airbnb listing

Click the Price Rules button on your calendar screen.

Then Upgrade to Full Connect.

You’ll be prompted to allow Uplisting to access and modify your Airbnb account.

Airbnb only allows one full API connection to a property management system. If you are currently connected to a third-party management software you won’t be able to access this feature until you disconnect the existing connection.

With a paid subscription you can set your Base Rate for AirDNA’s data-driven suggested rates from the Price Rules button.

Once you have set up your desired Base Rate and Comp Set, you can switch on the Sync Rates toggle on your calendar and we will automatically push the AirDNA Rates to your Airbnb calendar daily.

Disconnecting a listing

If you’d like to disconnect your listing from AirDNA click on the ellipsis (3 dots) symbol and disconnect the account.

Why can’t I connect my property to AirDNA?

To connect your listing to AirDNA, your listing needs to be active on Airbnb. An active listing is available to take bookings on the platform. (At this time, you can only add Airbnb listings to AirDNA.)

If you are getting an error message when adding your property, it could be that your listing is inactive on Airbnb.

To activate your listing on Airbnb:

  1. Go to your Listings in Airbnb and select the listing you want to make active

  2. Go to Listing status and click Edit

  3. Change the Listing status to Listed and click Save

Once you change your status to Listed, it can take up to an hour for this update to be reflected in search results.
