Our Competitor Pricing feature allows you to analyze and monitor the forward-looking daily rates of your direct competitors. You can compare your listing’s rates side by side with key competitors to see how your pricing stacks up.

This tool is located in the left-hand side panel of the Pricing drop-down in the My Listings section of the platform.

We recommend utilizing this tool once you have fine-tuned a robust Comp Set.

In the right-hand panel, click to select the competitors you want to focus on. You can add up to 10 comps from your Comp Set to view their daily rates and calendar information. To add a competitor from your Comp Set click on + Add Comps, start typing out the listing title and we will select it from your list. You can also select any of the suggested top-matched comps.

In the table, your listing appears at the top, showing your upcoming reservations, daily rates and your cleaning fee. You'll also see AirDNA’s suggested rate for your listing each day colored in purple.

Below your listing, your selected competitors' rates are displayed. If you’d like to view future months, click the month name drop-down and choose up to twelve months ahead. If you click on a comp’s title it will open up the individual listing view with the listing’s details and historical data over the last twelve months.

This feature compares your daily rate with your direct competitors, providing insight into your pricing competitiveness. It also displays our data-driven AirDNA rate, calculated using data from your listing, Comp Set, and the broader market.

Your comps calendar includes various data points, including the daily rate, a half-moon symbol indicating the minimum length of stay, a black block for booked dates, and a white block for available dates. It also shows the cleaning fee for each comp for you to review. It’s important to note that the rate on the calendar does not include the cleaning fee or other fees, it only includes the daily rate.

This feature lets you dig much deeper into your competitors' pricing and allows you to define which individual comps you want to analyze to see how they are priced up day by day. This will show you areas of opportunity to swoop in and secure more bookings and maximize revenue making it a crucial tool for shaping your STR strategy.
